This project features a modern and light-filled renovation and addition focused on the primary suite and living room. The primary goal is to expand the existing primary suite to create a larger bedroom and bathroom. The addition will give the bedroom a new spacious walk-in closet, additional built-in casework for storage, and a large multi-panel sliding glass door to connect the interior with the outdoor living space. Careful consideration was given to the existing furniture (bed frame, side tables, and dresser) to ensure a perfect fit within the new layout. The new bathroom will incorporate an angled exterior wall (necessitated by an existing retaining wall outside) as a unique design feature, perfectly accommodating a large soaking tub. Transom windows will wrap the bathroom, providing ample natural light and ventilation.

The living room will undergo a modern refresh, centered around the fireplace and TV area. The homeowners are looking for a modern update to both the fireplace and the adjacent TV, with one important caveat: no TV above the fire! A floating fireplace design will introduce a sense of modern elegance, complemented by new finishes. Custom shelving will balance out both sides of the fireplace and will frame the TV, ensuring the placement feels intentional and integrated into the overall design.
