This existing home is a bit of a hodgepodge of Spanish and standard tract home elements - needless to say, it's in need of a refresh. This renovation aims to create a more cohesive and functional space, while also adding an accessory dwelling unit (ADU) above the garage so that a grandmother can see her grandchildren everyday. The renovated house will emphasize the Spanish charm that the owners (and I) find comforting and beautiful.

To achieve this, we've reimagined the foyer, transformed the garage into a versatile living area, and designed a stunning 1-bed, 1-bath ADU with two private balconies. The new arched arcade in the courtyard enhances the Spanish style and serves as a covered walkway to the entry, while also providing a shaded outdoor space. The garage space, now adaptable for use as a gym or playroom, seamlessly connects to the courtyard.

A wood pergola above the ADU balcony provides shade for the West-facing glazing and introduces a new wood element that complements the existing wood fence. The other ADU balcony is cleverly "punched" into the ADU, breaking up the façade, adding more Spanish elements, and creating a cozy space protected from the elements.
